Everything you need to know about our favorite rentals, right here. My daughter lived on campus her freshman and sophomore years but many of her friends chose to move off-campus, after the mandatory freshman year requirement, into apartments and houses near campus. Each option offers a variety of pros and cons and each student should weigh those issues when it comes time to signing a lease. Does your student have a car, if not, how close is the apartment or house to the metro rail, bus stops or convenient and safe biking lanes?

In Miami, the housing choices are plentiful. Below are some of the more popular apartment complexes students live in near UM. Some have facilities that rival a fancy hotel (pools, bus shuttles, hot tubs, exercise rooms, lounges); some provide reserved parking spots for a fee, some have washer/dryers inside the unit, some are gated and provide constant security and all have various options from studios to 4 bedrooms. Prices vary and many room options can accommodate 2 people per room which makes the more expensive apartments/houses affordable. The rent for many complexes depends on how early in the year you sign a lease. Many will also help find a student to fill a vacant room if need be. Wi-Fi is generally included in rent, but utilities are not always included or are included up to a specific dollar amount with the overage split between the occupants. Be sure your student checks all included amenities before making a final decision.

Here is a partial list of the most commonly rented apartments very close to campus:

Berkshire Coral Gables (previously called Aviva) – 1.6 mi from campus. Studios – 2 Bed/2 Bath $1,698 – $3,214 (of units available to rent today)

Gables 37 Grand Plaza Apartments – 2.5 Miles from Campus. 1 bedroom / 1 bath to 3 bedroom / 2 bath $1,910 – $2,750

Gables Grand Plaza Apartments – 2 Miles from Campus. 1 bedroom / 1 bath to 3 bedroom / 2 bath $1,901 – $3,273

Gables Ponce – .02 Miles from Campus. Studios to 3 bedroom / 3 bath $1,995 – $5,130

House 57 – 0.9 mi from campus. 3/3 and 4/4. The Flats at House 57 (two duplexes, each 4/4). Can be rented by bed or by unit, $1,050 – $1,200 per bed, $3,800 – $4,400.

Milagro Coral Gables – 4.1 mi from campus. 1/1, 2/2, and 3 bed/2 bath. $1,725+ for 1/1, $2,240+ for 2/2.

Modera Dadeland – 2.5 Miles from Campus. Studios to 3 bedroom / 3 bath $1,740 – $3,325

Modera Douglas Station (more popular than Modera Dadeland) – 1.7 mi from campus. Studios to 3 Bed/3 Bath $1,300 – $4,000

One Village Place – each unit privately owned and rented by owner 1.4 mi from campus.

Orduna Court – .02 Miles from Campus. 2 bedroom / 2 bath $2,450

Pearl Dadeland – 2.5 Miles from Campus. Studios to 3 bedroom / 3 bath $1,500 – $4,800

Red Road Commons – 1 Mile from campus. 1 bedroom / 1 bath to 3 bedroom / 3 bath $1,760 – $5,000

The Cloisters – .01 Miles from Campus. 1 bedroom / 1 bath to 3 bedroom / 2 bath $1,550 – $2,450

The Residences at Merrick Park – 1.4 Miles from Campus. 1 bedroom / 1 bath to 3 bedroom / 2 bath $2,451 – $4,845

The Residences at THesis– are opening up this July directly across from campus. Apartments range from $1800 to $5200 based on size and amount of bedrooms.

The Towers at Dadeland – 2.5 Miles from Campus. 1 bedroom / 1 bath to 2 bedroom / 2 bath $1,780 + up

University Inn Condominium – each unit privately owned and rented by the owner, some furnished, some allow pets. 0.74 mi from campus.

Valencia – each unit privately owned and rented by the owner, some furnished, some allow pets. 1.3 mi from campus. 1/1 to 4 Bed/3 Bath $1,400 – $2,650 (of units available to rent today)

Some apartments come furnished, some do not. These are, however, just some of the more popular off-campus complexes UM students seem to flock to. There are more. Check out UM’s Off-Campus Housing website for more housing options as well as realtors that specialize in rentals for students.

Remember the University of Miami Is nestled in a lush tropical neighborhood surrounded by a bustling urban city. There are also many houses, condominiums, and townhouses for rent close to campus.
